We work with several types of commercial roofing materials, and each type meets different roofing needs. Let’s explore the different types of commercial roofing systems so you can determine which one best suits your building.
Commercial Flat Roofing Systems
Flat roof systems span over hundreds of square feet and stand up to many types of weather damage. Some are single-ply membranes, which have just one layer of material. Others have multiple layers to their roof membranes. Kirberg works with the following flat roof types:
- EPDM: Also known as ethylene propylene diene terpolymer, EPDM is a single-ply rubber roof membrane. EPDM is inexpensive to install and maintain, and it has a lifespan of up to 30 years. You can install an EPDM roof in black or white, and in one of four thicknesses: 45, 60, 75, or 90 mil. The color and thickness you choose should meet your roofing needs. EPDM membranes are also lightweight and hail resistant, and they block UV rays. Overall, EPDM roofs protect your roof while being low maintenance.
- TPO: Like EPDM, TPO (thermoplastic polyolefin) is also a single-ply roofing membrane. Sheets of TPO come in 10-, 12-, or 20-foot-wide sheets, and your roofing contractor installs them sheet by sheet on your rooftop. TPO is also a relatively inexpensive roofing membrane that’s covered in fire retardant chemicals. It comes in white and reflects UV light to prevent sunlight from damaging your roof.
- Built-Up Roofing (BUR): Unlike the two previous roofing membranes, a built-up roofing system has several layers, so it’s a multi-ply roof membrane. Each layer consists of modified bitumen or gravel applied to reinforcing fabric, also called ply sheets. If your roof has two of these layers, it’s a two-ply roof membrane. When your contractor installs a BUR membrane, they seal it so it becomes UV light- and fire-resistant. It’s also safe for large amounts of foot traffic, unlike TPO and EPDM membranes.
Kirberg’s roofing experts can help you choose between these different types of roofs and select the right one for your commercial building.
Which Factors Determine the Commercial Flat Roof Materials You Choose?
Many different factors determine the flat roof that works best for your commercial building. For example, is your building located in a sunny area? If it is, it may benefit from a TPO roof, which is white and reflects UV light extremely well. If your building is in a shaded area, an EPDM or built-up, modified bitumen roof may work better. If your roof receives a lot of foot traffic, a built-up roof provides a safe, walkable surface. Your roofing contractor can help you assess each factor and choose the right flat roof for your building.
Why Does Choosing the Right Roof Membrane Matter?
Choosing the type of roof membrane for your building matters because the wrong roof type can cause problems. A roof that doesn’t fit your building’s needs can reduce its energy efficiency and overall productivity. It can also cause leaks and allow weather damage to occur. However, the right type of roof membrane can make your building more energy efficient and productive while protecting it from leaks and weather damage. The roof type you choose will play a role in how effectively your commercial building operates.
